Development of a project based on Building information modeling technology provides for the creation of an information model that combines architectural planning, design and engineering solutions, reflecting all technical and economic indicators. The practical experience of using BIM distinguishes 4 main stages in the implementation of the project:
Planning - creation of an array of initial data for creating a project work plan by combining photogrammetry and laser scanning data to create an actual 3D model of an object in various virtual reality complexes - from personal systems and VR glasses to CAVE systems for collective use. A prerequisite is also an overview of the actual conditions to form a contextual model of the existing environment - the basis for a cleanroom installation. Planning based on BIM technology takes into account the time metrics, environmental and sustainability parameters of buildings, the requirements for the forthcoming management of the property, as well as the necessary costs.
Design - the creation of a basic conceptual three-dimensional project, all the details and diagrams of which can be reviewed and evaluated by the customer, its adjustment and further detailing based on the analysis of the array of initial data and tasks. During the pre-construction phase, BIM data is used for planning and logistics content.
Construction - production of cleanroom structures based on a BIM project. BIM technology provides simple and understandable access to any data about a facility under construction "from a single point" for planning and calculating construction, and also takes into account the possibility of subsequent reconstruction or major repairs. A smart logistic design scheme optimizes construction work for both suppliers and contractors, allowing construction to be carried out with maximum efficiency, in the shortest possible time and at the best cost.
Operation - the creation of a set of basic data required for the operation and maintenance of finished objects. This data can also be used in the future for efficient reconstruction or dismantling.
Reconstruction of the facility can be distinguished as a separate stage - the use of BIM technology is initially configured for the possibility of modernizing the facility, which allows the premises to be timely and optimally adapted to changing requirements and new tasks, as well as the requirements of standardization and certification, both at the national and global levels.
